Best Suburbs Near Kaiser Permanente Westside Medical Center: A Guide for Physicians
Physicians relocating for a position at Kaiser Permanente Westside Medical Center have access to some of the Portland metropolitan area’s most varied suburban communities. Options range from newer developments in Hillsboro and Bethany to established neighborhoods in Beaverton, wooded properties near Cedar Mill and more rural settings around North Plains.
Kaiser Westside is a full-service hospital located at 2875 NE Stucki Avenue in Hillsboro, near the Tanasbourne area and Highway 26. The hospital provides emergency, inpatient, surgical and labor-and-delivery care. Learn more about Kaiser Permanente Westside Medical Center.
This guide compares the best nearby suburban communities based on approximate access, housing options, amenities and commute considerations.
If you are still comparing the western suburbs with other parts of the metropolitan area, begin with my broader Physician’s Guide to Portland’s Suburbs or my guide to choosing the right Portland neighborhood or suburb.
A note about travel times: These estimates generally represent driving under lighter traffic conditions. Highway 26, local construction, weather and peak commuting periods can substantially affect travel times. Test the route from any prospective home during the hours you would ordinarily travel.
🏥 1. Tanasbourne and Amberglen
Approximate access to Kaiser Westside: About 3–8 minutes
Housing: Apartments, condominiums, townhouses and newer detached homes
Best suited for: Physicians prioritizing immediate proximity and lower-maintenance housing
The Tanasbourne and Amberglen areas provide the most direct access to Kaiser Westside. Although these are better understood as areas within and around Hillsboro rather than separate incorporated suburbs, they deserve first consideration for physicians who want the shortest possible commute.
This part of Washington County contains a considerable concentration of shopping, restaurants, healthcare services and employment. The housing supply includes apartments, condominiums, townhouses and detached homes in nearby developments.
For an incoming physician who wants to rent before purchasing, Tanasbourne can provide a convenient temporary base while learning the western suburbs. It may also suit buyers who prefer a lower-maintenance property over a large house or lot.
The primary tradeoff is that Tanasbourne has a commercial and automobile-oriented character. Buyers seeking an identifiable downtown, historic architecture or a more secluded residential setting may prefer Orenco Station, central Hillsboro, Bethany or Cedar Mill.
🚊 2. Orenco Station and Northeast Hillsboro
Approximate access to Kaiser Westside: About 7–15 minutes
Housing: Townhouses, condominiums, detached homes, apartments and newer development
Best suited for: Buyers interested in a planned community with shops, restaurants and MAX access
Orenco Station offers one of the more distinctive living environments near Kaiser Westside. The community was developed around a central commercial district and the MAX Blue Line, producing a more compact and walkable arrangement than many surrounding suburbs.
Residents can access restaurants, coffee shops, parks and services within the immediate area. Housing includes townhouses, condominiums, apartments and detached properties, allowing buyers to choose among different levels of maintenance and space.
Orenco Station may appeal to physicians who want suburban convenience without living in a conventional car-dependent subdivision. It can also work well when another person in the household needs transit access toward Beaverton or Portland.
The hospital is north of the MAX corridor, so transit may not provide a direct door-to-door commute. Physicians should compare the practical time involved with walking, transfers or driving.
🌐 3. Hillsboro
Approximate access to Kaiser Westside: About 8–20 minutes, depending on location
Housing: Historic houses, ranch homes, townhouses, condominiums and extensive new construction
Best suited for: Buyers wanting the broadest selection of housing close to the hospital
Hillsboro is geographically large, so its neighborhoods should not be treated as one interchangeable market. A home near Tanasbourne can be minutes from Kaiser, while a property in southern or western Hillsboro may produce a substantially longer commute.
Central Hillsboro has a traditional downtown, older housing and access to the MAX Blue Line. Northeast Hillsboro is closer to Kaiser and several major employers. South Hillsboro contains large-scale newer communities offering contemporary detached homes, townhouses, parks and planned commercial areas.
Physicians interested in newer, energy-efficient properties should compare Hillsboro with the options in my guide to the best Portland suburbs for buying a new-construction home.
South Hillsboro deserves special consideration if new construction is important, but it is not the closest section of Hillsboro to Kaiser Westside. Buyers should test routes through local streets rather than assuming that every Hillsboro address provides a short commute.
Hillsboro also offers relatively convenient access to the Oregon Coast and the northern Willamette Valley. That may appeal to physicians who want suburban amenities without giving up easy weekend access to outdoor destinations.
🌲 4. Bethany
Approximate access to Kaiser Westside: About 10–18 minutes
Housing: Newer detached homes, townhouses, condominiums and planned developments
Best suited for: Buyers wanting newer housing, trails and access to both Hillsboro and Portland
Bethany sits northeast of Kaiser Westside in unincorporated Washington County. It offers a large concentration of newer housing, neighborhood parks, trails and planned residential communities.
The location can be particularly useful for a household balancing employment at Kaiser Westside with work in Beaverton, Portland or the Highway 26 technology corridor. Bethany also provides access to Forest Park and the northern West Hills without requiring residents to live inside Portland.
Housing commonly includes late-20th- and 21st-century detached homes, townhouses and condominiums. Compared with older Portland neighborhoods, buyers are more likely to encounter attached garages, modern floor plans and homeowner associations.
Important considerations include:
HOA dues and restrictions
Differences between a Portland, Beaverton or unincorporated mailing address
School-district boundaries
Property-tax and service districts
Peak-hour access to Highway 26
Planned development near the property
For buyers drawn to trails and green space, Bethany also appears in my guide to the best Portland suburbs for nature-loving physicians.
🌳 5. Cedar Mill
Approximate access to Kaiser Westside: About 12–22 minutes
Housing: Mid-century houses, remodeled homes, luxury properties, townhouses and newer infill
Best suited for: Buyers wanting wooded surroundings and more central access to Portland
Cedar Mill sits east of Bethany and closer to Portland. It offers a more established housing environment, with wooded streets, mid-century homes, remodeled properties and newer infill.
Its location can work well for physicians who want reasonable access to Kaiser Westside while remaining closer to Providence St. Vincent Medical Center, downtown Portland and Forest Park.
Cedar Mill can be especially practical for two-professional households in which one person works at Kaiser and another works closer to central Portland. It is also a strong candidate for physicians who enjoy trail running, hiking or frequent access to the West Hills.
The tradeoff is that local traffic around Highway 26 and surrounding arterial streets can be unpredictable. Some properties also have steep driveways, mature trees, drainage considerations or older systems that require additional due diligence.
Compare this area with my guides to:
🏘️ 6. Cedar Hills
Approximate access to Kaiser Westside: About 15–22 minutes
Housing: Ranch houses, mid-century homes, townhouses, condominiums and remodeled properties
Best suited for: Buyers wanting convenient shopping and access to both Beaverton and Portland
Cedar Hills is located between central Beaverton and the Highway 26 corridor. It offers established residential streets and proximity to shopping, restaurants and services around Cedar Hills Crossing.
Housing tends to be older than much of Bethany or South Hillsboro. Buyers may find mid-century ranch homes, remodeled detached houses, condominiums and townhouses.
Cedar Hills can provide a balanced location when a household needs access to Kaiser Westside as well as employers closer to Portland. It is also relatively close to Providence St. Vincent.
Although the commute to Kaiser is usually manageable, Highway 26 and north-south arterial traffic can create variability. Physicians should test more than one route and consider how freeway incidents might affect on-call travel.
🏙️ 7. Beaverton
Approximate access to Kaiser Westside: About 15–25 minutes
Housing: Condominiums, townhouses, ranch homes, contemporary houses and newer developments
Best suited for: Buyers wanting extensive amenities and a central western-suburb location
Beaverton offers one of the most diverse housing inventories on Portland’s west side. Its neighborhoods range from downtown condominiums and townhouses to established detached homes and newer development farther south.
Downtown Beaverton has developed a substantial restaurant scene and provides access to MAX and WES commuter rail. Other parts of the city offer suburban shopping, parks and convenient access to major employers.
Beaverton may be preferable to Hillsboro for a household in which one person works at Kaiser Westside while another commutes into Portland or toward the southern suburbs. The tradeoff is a longer and potentially less predictable commute to the hospital.
Because “Beaverton” covers a large area and is also used as a mailing address for some unincorporated communities, buyers should evaluate the precise property location rather than relying on the city name.
🌾 8. North Plains
Approximate access to Kaiser Westside: About 15–25 minutes
Housing: Newer subdivisions, traditional detached homes, acreage and semi-rural properties
Best suited for: Buyers seeking a smaller community, newer homes or additional land
North Plains lies northwest of Hillsboro along Highway 26. It offers a smaller-community environment while maintaining relatively direct freeway access to Kaiser Westside.
Housing includes existing detached homes, newer subdivision construction and properties with more land outside the central community. North Plains may be attractive to physicians who prefer greater separation from the metropolitan core.
The Highway 26 route appears simple, but peak traffic, weather and collisions can affect reliability. Rural and semi-rural properties may also introduce considerations such as wells, septic systems, private roads and internet availability.
Anyone considering acreage should evaluate:
Water source and well testing
Septic inspection
Zoning and land-use limitations
Road maintenance
Outbuildings and permits
Wildfire and insurance considerations
Travel time to everyday services
North Plains can offer space and privacy, but the exact property should be evaluated carefully.
🌻 9. Forest Grove and Cornelius
Approximate access to Kaiser Westside: About 20–35 minutes
Housing: Historic houses, ranch homes, newer subdivisions and larger-lot properties
Best suited for: Buyers who prefer a smaller city or proximity to wine-country and rural recreation
Forest Grove and Cornelius extend the search west of Hillsboro. Both can provide additional housing options and a more distinct separation from the Portland urban core.
Forest Grove has a historic downtown, Pacific University and access to wineries, farms and outdoor destinations. Cornelius lies between Forest Grove and Hillsboro and offers a mixture of established homes and newer development.
These communities may appeal to physicians who are comfortable exchanging a longer commute for a smaller-city setting or different housing opportunities.
Highway 8 is the primary connection toward Hillsboro, and its congestion can be significant. Physicians with strict call-response requirements should test the route carefully before considering a property this far west.
🏗️ 10. South Hillsboro and Cooper Mountain
Approximate access to Kaiser Westside: About 18–30 minutes
Housing: New detached homes, townhouses and master-planned developments
Best suited for: Buyers who strongly prefer new construction and modern community planning
South Hillsboro and Cooper Mountain contain some of the west side’s most significant new-home development.
South Hillsboro is part of Hillsboro, while Cooper Mountain is located closer to Beaverton. Both offer newer floor plans, energy-efficient construction, parks, trails and planned community amenities.
These areas can appeal to physicians who prefer a recently built home requiring less immediate renovation. However, buyers should look beyond finishes and evaluate:
Builder reputation
Warranty coverage
HOA documents
Future development phases
Construction traffic
Lot positioning
Upgrade pricing
Property-tax history and assessed value
Whether the sales representative represents the builder rather than the buyer
My guide to new-construction suburbs around Portland explains these communities in greater detail.
🧭 Which Community Is Best for a Kaiser Westside Physician?
There is no single best choice, but these categories provide a useful starting point:
Shortest hospital access: Tanasbourne or Amberglen
Walkable planned community: Orenco Station
Broadest housing selection: Hillsboro
Newer homes and trails: Bethany
Wooded setting and central access: Cedar Mill
Established homes and shopping: Cedar Hills
Access to both Portland and Hillsboro: Beaverton
Smaller-community setting: North Plains
Historic character farther west: Forest Grove
Large-scale new construction: South Hillsboro or Cooper Mountain
The right answer depends on more than distance. Physicians should consider commute reliability, call schedules, partner employment, preferred housing type and how often they need to travel into Portland.
🚗 Why Highway 26 Matters
Kaiser Westside is positioned near Highway 26, which makes several western suburbs appear conveniently connected on a map. However, Highway 26 is also one of the region’s major commuting routes.
Traffic direction matters. A physician living east of the hospital may encounter westbound traffic in the morning that differs from the predominant commute toward Portland, but traffic patterns are not always predictable. Incidents near major interchanges can affect both directions.
Before purchasing a home, test:
The morning route to the hospital
The evening route home
Weekend travel
An alternative route avoiding Highway 26
Access during the hours relevant to call coverage
Travel to any secondary Kaiser facility
My guide to five hidden costs of buying a Portland home explains why commute time, transportation and parking should be included in the total home-buying calculation.
🏥 What If You Work at Multiple Kaiser Facilities?
Kaiser Westside and Kaiser Sunnyside Medical Center are located on opposite sides of the metropolitan area. A physician regularly working at both campuses faces a fundamentally different housing decision than someone assigned primarily to Westside.
No suburb provides a genuinely short commute to both hospitals. If your schedule is divided, consider:
Which hospital will be your primary location
How frequently you rotate
Whether rotations occur during peak traffic
Your call requirements
Your partner’s workplace
Access to Kaiser’s Interstate medical offices
Whether the rotation is temporary
Beaverton, Tigard or selected central Portland neighborhoods may provide a more balanced position, but the commute to each hospital would still be substantial.
If Sunnyside will be your primary location, refer instead to my guide to the best suburbs near Kaiser Permanente Sunnyside Medical Center once that post is published.
🌲 Outdoor Access From Portland’s Western Suburbs
One of the western suburbs’ strongest advantages is access to both urban parks and destinations beyond the metropolitan area.
Depending on the community, residents may be close to:
Forest Park
Tualatin Hills Nature Park
Rock Creek Trail
Cooper Mountain Nature Park
Jackson Bottom Wetlands Preserve
Banks–Vernonia State Trail
The northern Oregon Coast
The Tualatin Valley’s wineries and farms
Bethany and Cedar Mill offer relatively convenient access to Forest Park, while Hillsboro and Forest Grove place residents closer to the Coast Range.
Physicians prioritizing recreation can compare these communities with my guides to:
🏫 Evaluating Schools and District Boundaries
The western suburbs contain multiple school districts, and mailing addresses do not always reveal which district serves a property. Parts of Hillsboro, Bethany, Cedar Mill and Beaverton may be assigned differently than buyers initially expect.
School boundaries and programs should be verified directly for each property. Buyers can review:
Official boundary maps
Individual school programs
Enrollment procedures
Transportation availability
Planned boundary changes
Before- and after-school services
My Portland-area school district guide for physicians provides a research starting point without attempting to select a neighborhood based on household composition.
💰 Understanding the Cost of Buying in Washington County
Most communities surrounding Kaiser Westside are located in Washington County. Buyers relocating from another state are sometimes surprised by the relationship between a property’s market value and its assessed value in Oregon.
Two similarly priced homes can have noticeably different property-tax bills. New construction can introduce additional uncertainty because the completed home may not yet have a fully representative tax history.
The purchase price is only one part of the calculation. Buyers should also evaluate:
Property taxes
HOA dues
Insurance
Commuting costs
Maintenance
New-construction upgrades
Immediate repairs
Closing expenses

🏠 Buying a Home While Relocating to Kaiser Westside
Physician relocations frequently involve employment contracts, credentialing, licensing and home-buying decisions occurring simultaneously.
Before touring properties, determine:
Your preferred maximum commute
Whether Westside will be your permanent primary facility
Your comfortable monthly payment
Whether you prefer new or established construction
Your desired amount of maintenance
Whether you need an office or additional flexible space
How frequently you expect to visit Portland
Your likely length of ownership
These resources can help organize the process:
Final Thoughts
Kaiser Permanente Westside Medical Center is surrounded by an unusually broad range of suburban housing options.
Tanasbourne provides the shortest commute. Orenco Station offers a more compact, walkable environment. Hillsboro provides the widest range of housing, while Bethany and Cedar Mill offer access to trails and the West Hills. Beaverton creates a more central position between Portland and Hillsboro, and North Plains or Forest Grove may appeal to physicians who prefer a smaller-community setting.
The best choice will depend on your schedule, housing priorities, partner’s commute and long-term plans—not simply the number of miles between the home and hospital.
I specialize in helping physicians relocating to the Portland area compare communities, evaluate commute tradeoffs and navigate the home-buying process around demanding professional schedules.
