Portland-Area School Districts: A Homebuyer’s Guide for Physicians and Relocating Families

For physicians relocating to Portland, choosing where to live often involves balancing three major considerations: commute time, housing preferences, and local schools.

The Portland metropolitan area contains numerous independent school districts, and district boundaries do not always correspond neatly with city names, neighborhood names, or mailing addresses. Two homes located only a few blocks apart can sometimes feed into different schools or even different districts.

This guide explains how Portland-area school districts are organized, which communities they generally serve, and how buyers can research the schools assigned to a particular property.

Understanding Portland’s School District Boundaries

Unlike some metropolitan areas where a single countywide district serves most residents, the Portland region is divided among numerous local school districts.

Portland Public Schools serves much of the central city, but portions of Portland addresses may be assigned to districts such as David Douglas, Parkrose, Reynolds, Centennial, or Riverdale. The surrounding suburbs have their own districts, including Beaverton, Hillsboro, Lake Oswego, West Linn-Wilsonville, North Clackamas, and Tigard-Tualatin.

That means a home’s city or mailing address alone does not reliably identify its school district.

Portland Public Schools

Portland Public Schools is Oregon’s largest school district and serves much of North, Northeast, Northwest, Southeast, Southwest, and central Portland.

The district includes a wide variety of neighborhoods and housing types, from historic homes in Irvington and Laurelhurst to craftsman houses in Southeast Portland and condominiums closer to downtown.

Because Portland Public Schools has numerous elementary, middle, and high-school attendance areas, buyers should verify the assigned schools for each individual property rather than assuming that every home in a neighborhood shares the same assignment.

Beaverton School District

The Beaverton School District serves much of Beaverton as well as communities such as Bethany, Cedar Mill, Raleigh Hills, and portions of unincorporated Washington County.

It is one of the region’s largest districts and covers a geographically diverse area with everything from established mid-century neighborhoods to newer planned developments.

Beaverton and its surrounding communities are particularly popular with buyers seeking suburban housing while maintaining access to Providence St. Vincent Medical Center, Nike, Intel, and central Portland.

Lake Oswego School District

The Lake Oswego School District primarily serves Lake Oswego, although buyers should still confirm the district and assigned schools for each property.

Lake Oswego offers a mixture of lakefront properties, established residential neighborhoods, condominiums, and newer luxury construction. It is frequently considered by physicians who want a suburban environment within a manageable commute of OHSU, downtown Portland, or hospitals on the west side.

West Linn-Wilsonville School District

The West Linn-Wilsonville School District serves most of West Linn and Wilsonville, along with portions of nearby unincorporated areas.

West Linn is known for established neighborhoods, hillside properties, and access to the Willamette River. Wilsonville generally offers more recent construction, planned communities, and convenient access to Interstate 5.

Although the two cities share a district, they provide distinctly different housing options and commute patterns. Buyers should therefore consider the complete daily routine—not only the district name—when deciding between them.

North Clackamas School District

The North Clackamas School District serves a large and varied area that includes much of Happy Valley, Milwaukie, Oak Grove, and portions of Southeast Portland and unincorporated Clackamas County.

This is an important example of why buyers should distinguish between a city and its school district: Happy Valley does not operate a separate municipal school district. Most of the city is served by North Clackamas, although exact assignments depend on the property.

Tigard-Tualatin School District

The Tigard-Tualatin School District primarily serves Tigard, Tualatin, Durham, and surrounding areas.

Housing options range from established neighborhoods and townhomes to newer construction near the edges of the district. Its location can be especially convenient for households commuting to Southwest Portland, OHSU, Washington County, or employment centers along Interstate 5.

Because Tigard and Tualatin contain several school attendance areas, buyers should verify both the district and the individual assigned schools before making a decision.

Hillsboro School District

The Hillsboro School District serves Hillsboro and parts of nearby Washington County.

The area contains a substantial range of housing, including downtown Hillsboro’s older homes, suburban subdivisions, condominiums, and newer developments near the technology corridor.

Hillsboro may appeal to physician households in which one partner works in healthcare and the other works for an employer such as Intel or another west-side technology company. Riverdale School District

Riverdale is a small district serving the Riverdale and Dunthorpe area south of Portland.

Homes in this area often have Portland mailing addresses despite being located outside Portland Public Schools. This is one of the clearest examples of why buyers should never infer a school district from the mailing address alone.

Dunthorpe and Riverdale can be attractive to buyers seeking larger properties and convenient access to OHSU, Lewis & Clark College, Lake Oswego, and downtown Portland.

Other Portland-Area Districts

Depending on the location of the property, buyers may also encounter districts such as:

  • David Douglas

  • Parkrose

  • Reynolds

  • Centennial

  • Gresham-Barlow

  • Oregon City

  • Canby

  • Sherwood

  • Newberg

  • Scappoose

  • Vancouver

  • Camas

  • Evergreen

Relocating buyers should be especially careful when searching near the edges of cities or counties, where mailing addresses, municipal boundaries, and school-district boundaries may differ.

How to Research the Schools Assigned to a Home

Real-estate websites can provide a useful starting point, but their school information is sometimes incomplete or outdated. Before relying on an assignment, buyers should confirm it directly with the relevant school district.

A good research process includes:

  1. Entering the property address into the district’s official boundary or school-locator tool.

  2. Contacting the district to confirm the current assignment.

  3. Reviewing Oregon Department of Education school and district report cards.

  4. Asking whether any boundary changes have been approved or proposed.

  5. Confirming transportation eligibility and bus routes directly with the district.

  6. Researching programs that matter to the household, such as language immersion, special education, advanced coursework, athletics, or career and technical education.

School boundaries, programs, and enrollment policies can change, so buyers should independently verify all information before purchasing a home.

Schools Are Only One Part of the Homebuying Decision

A particular school assignment may be important, but it should be considered alongside commute time, housing costs, property taxes, home condition, neighborhood character, and long-term resale considerations.

For example, living farther from the hospital may provide access to a larger home or newer construction, but it may also add significant time to a physician’s daily commute. A highly desirable location close to work may offer an easier routine even when the home itself is smaller.

There is no single Portland-area district, school, or neighborhood that is right for every household. The best choice depends on your priorities, preferred home style, commute, budget, and daily routine.
